Builders handover & startup

We prepare the pool for practical completion checks with clean water, recorded startup readings and a clear handover pack. The service covers commissioning, practical defect notes and basic owner instructions, so warranty details are easier to find later.

Filling strategy & first-run checks

Use a clean potable source and do not stop filling until water reaches mid-skimmer to reduce the risk of tide lines on new interiors. Record source-water readings before chemical additions.

  1. Protect surfaces: diffuse the hose with a fabric sock and route it to the deep end.
  2. Baseline readings: record pH, TA, CH, temperature and TDS in the commissioning log.
  3. System isolation: confirm drain plugs, valve alignment and hand-tight unions.
  4. Suction safety: check anti-entrapment covers are in date and rated for design flow.

Priming & bleeding

  • Open main drain and skimmer lines; keep returns open.
  • Fill the pump strainer and lubricate the lid o-ring.
  • Start the pump and open the filter air relief until the purge is steady, then close.
  • Check for weeping unions and re-seat rather than over-tighten.

Filtration, heating & sanitisation

  • Filter: record clean starting pressure; confirm media depth or cartridge condition.
  • Heater/heat pump: verify flow switch, sensor readings and safe startup sequence.
  • Sanitisation: for salt systems, avoid adding salt on day one of new plaster; use liquid chlorine initially and enable the chlorinator after the relevant cure window.
  • Automation: confirm pump schedules, temperature limits and access for the owner or manager.

Startup chemistry log

Startup readings should be easy to read later. The log shows what was measured, what was adjusted and what still needs watching during the first weeks.

Reading What to record Why it matters
pH Starting level and each adjustment Protects new surfaces and affects chlorine performance.
TA Buffer level before acid or alkalinity corrections Controls pH movement during the first weeks.
CH Calcium hardness and LSI context Helps reduce aggressive or scale-forming water conditions.
CYA / Salt Stabiliser level and salt timing Supports routine sanitation once the pool moves out of startup.

Defect list before sign-off

  • Surface & tiling: chips, pinholes, hollow sounds, clean bead at interfaces and complete expansion joints.
  • Hydraulics: seepage at unions, air in returns, cavitation at high RPM and misaligned valves.
  • Electrical/controls: unlabeled breakers, nuisance RCD trips, missing drip loops and weak Wi-Fi.
  • Heater/heat pump: clearances, vibration isolation, condensate discharge path and setpoint retention after power cycle.
  • Plantroom: lighting, tidy cable management and level pads with drainage.
Common pitfalls:
  • Stopping the initial fill mid-way.
  • Adding salt to fresh plaster before cure time.
  • Powering heaters without confirmed flow.
  • Over-tightening unions.
  • Skipping a written log, which makes warranty support harder.

Handover documents for the owner

  1. Commissioning report: baseline chemistry, pressure readings, photos and signatures.
  2. User quickstart: one-page guide with plantroom photos and labels.
  3. Maintenance calendar: weekly, monthly and seasonal tasks.
  4. Warranty records: model/serial numbers, activation dates, claim process and exclusions.
  5. Safety sheet: barrier checklist, chemical handling and suction cover dates.
  6. As-built visuals: diagram or photo map of valves, check-valves and pipe routes.

First-30-days plan & warranty activation

Week 1

  • Check pH daily and brush surfaces gently.
  • Skim and check baskets daily.
  • Record pump and filter pressures.

Week 2–3

  • Move toward long-term sanitation after the relevant cure window.
  • Calibrate ORP/pH probes where installed.
  • Fine-tune pump scheduling for clarity and energy use.

Week 4

  • Re-balance to long-term targets for TA, CH, CYA and salt.
  • Check for leaks and air ingress.
  • Confirm app access and support contact details.

FAQs

How long does a builder pool handover and startup service take?

Usually one on-site day plus a follow-up in week one; complex systems may require extra tuning.

Do I add salt on day one if I have a chlorinator?

No. For new plaster or pebble, wait for the relevant cure period. Use liquid chlorine first, then add salt and enable the cell when appropriate.

What documentation do I receive?

Commissioning report, user quickstart, maintenance calendar, warranty records, safety sheet and as-built visuals.

Who should attend the handover?

Site supervisor, commissioning technician and owner or property manager should attend where possible so responsibilities and training are clear.
